Title

Lease of Office Space between Co-Co Properties, LLC and Sedgwick County, Kansas for Sedgwick County Division of Corrections - Juvenile Field Services.

Body

Recommended Action: Approve the lease and authorize the Chairman to sign.

Sedgwick County Division of Corrections Juvenile Field Services has leased 16,180 square feet of space at 3803 E. Harry since 2009. This location provides supervision and case management for adjudicated juvenile offenders in Sedgwick County. This lease will begin June 15, 2018 and expire in three years. The current rate of $7.93 per square foot or $128,307 annually will continue. JFS requested additional remodel work be done by the Landlord to accommodate new programming and services in the Evening Reporting Center. A Reinvestment and Regional Grant from Kansas Department of Corrections-Juvenile Services was awarded to Sedgwick County Division of Corrections  to develop new evidence based programming and services that will keep youth in their homes/communities and reduce recidivism. To administer the grant and provide space for programming of for approximately 50 - 100 youth in the Evening Reporting Center; the existing space will be remodeled to include two additional meeting rooms, a large day room and a kitchen area to serve prepared snacks and meals, with security cameras. This work will be reimbursed to the Landlord as additional rent paid in monthly installments of $2,500 over 12 months.

Alternatives: The BoCC could choose not to approve the lease in which JFS would need to relocate staff at this location.

Financial Considerations: Additional budget authority of $15,000 in 2018 and $15,000 in 2019 in the Corrections Grant Fund is requested for this increase in lease costs.
