Notification to terminate the Lease Agreement between Envision Incorporated and COMCARE of Sedgwick County for space located at 604 North Main Street, Suite E.

Recommended Action:  Approve the notification, and authorize the Chairman to sign the notice of Termination of Lease of 604 N. Main, Suite E.
 
Background:  Sedgwick County has leased Suite E at 604 North Main Street since 2007.  The space was previously used by the Housing Department, however COMCARE superceded the lease effective February 2010.  COMCARE used this office space as a location for field Case Managers from the Children's program to complete documentation from client interactions and treatment.  In an effort to reduce operational costs, COMCARE plans to consolidate this space and move the Case Managers into the new Center City homeless program building at 402 East 2nd Street.
 
The current lease for 604 North Main, Suite E provides COMCARE the option to terminate with a 120 day notice.  By providing the notice, COMCARE will be able to terminate the lease early and realize a two month's lease savings.
 
Alternatives:   The BOCC could choose to not approve this notification, in which case COMCARE would have to fulfill the terms of the current lease.  The current lease expires August 31, 2012.
 
Financial Considerations:   By exercising the 120 day termination notice, COMCARE of Sedgwick County will realize a lease savings of $2,538.00 for the remainder of the current term.  In addition, not renewing the lease and consolidating space will result in an annual lease savings of $15,225.00.
