Lease agreement between Envision Inc. and Sheriff's Office for space located at 604 N. Main, Suite E, Wichita, Kansas.

Recommended Action: Approve the lease and authorize the chair to sign.
Background Information: The Sheriff's Office has occupied space at 604 N. Main, Suite F since March 2008. Most recently with the new Squad Room on Stillwell, the Sheriff's Office has reorganized the location of several staff members and space needs. It was discovered with this reorganization of staff placement, the Sheriff's Office does not require the amount of space (2,222 sq ft) being occupied at 604 N. Main, Suite F. The Sheriff's Department requires only lease space for the Professional Standards Unit with 4 staff members. Lease space was found in this same complex (604 N. Main, Suite E) in a smaller suite with 845 sq ft. to accomodate the need for the Professional Standards Unit. Additionally, this lease will provide significant savings in lease payments for the Sheriff's Office of about $20,500 per year.
This lease will begin May 1, 2013 through April 30, 2016 at a monthly rate of $1,021.04 with utilities and parking included in the lease.
Alternatives: The BoCC could choose not to approve this lease in which case the Sheriff's Office would need to relocate staff at the 604 N. Main Suite F location by April 30, 2013.
Financial Considerations: New monthly lease rate of $1,021.04 or annual lease rate of $12,252.48 from Sheriff's Office Administration fund center 17001-110. Current lease rate is $2,731.21 per month, or annual lease cost of $32,774.52.
Legal Considerations: The authority for this action is K.S.A. 19-101, et seq. A simple majority vote is required.
