First Lease Amendment between Via Christi Villages, Inc. and Sedgwick County for leased property at 2622 West Central, Suite 500 (Aging Department)

Recommended Action: Approve the amendment and authorize the Chairman to sign.
The Sedgwick County Department on Aging has leased approximately 9,804 square feet on the fifth floor at 2622 West Central since December 2007. Due to changes in management structure and an upcoming lease expiration at the Housing Department's current location, the County's Housing Department will soon be moving within the Department on Aging building. In order to have adequate space for the Housing program and to cover future needs, the Department on Aging has requested to lease additional space on the fourth floor.
This amendment is for the lease of an additional 2,867 square feet, in suite 401B, effective January 2, 2015. All other terms, conditions and current annual square footage rate of $10.55 remain unchanged for this full service lease. The annual lease total for the location will be $133,679.05 for 12,671 square feet. This represents an increase of $30,246.85 for this location, however when adjusting for the existing Housing lease of $18,097.10, the actual net increase is $12,149.75. The current Department on Aging lease agreement is structured with three remaining contractual years and has the option for two additional five year renewal terms.
Alternatives: The BoCC could choose not to approve this lease amendment, in which case the Housing Department would need to find an alternate location prior to the February 14, 2015 expiration of their current lease.
Financial Considerations: Total annual full-service lease cost of $133,679.05, or $10.55 per square foot. Sufficient expenditure authority exists in 34021-254/42000 for this lease agreement.
Legal Considerations: The authority for this action is K.S.A. 19-101. A simple majority is required.
